We work with clients to ask questions from a land use perspective that often have not been previously considered and we capitalize on opportunities clients may not have previously been aware were possible.

Rob’s personal unique combination of experience as a Texas licensed attorney and civil engineer, in addition to his extensive background in land and economic development, creates unparalleled expertise in the industry. He has, in turn, assembled a team of skilled professionals with deep knowledge of the development and land use side of the process, as well as extensive legal expertise.

HISTORY

Rob Daake founded The Law Offices of Robert D. Daake, PLLC because he saw a unique need in the market. He spotted a lack of legal firms that bring an effective blend of engineering, planning, and land use expertise, in combination with legal prowess for transactional needs. We have deep knowledge of both the developer and land use side as well as the legal specifics and intricacies of each transaction.

Representative Projects

Represented developer in SB 2038 petition to remove approximately 2500 acres from two Collin County municipalities. Subsequently, represented developer in securing various entitlements in support of a mixed-use develoment to include single family and multi-family housing, commercial uses, and recreational amenities.

Represented the developer of an approximately 1300-acre master planned, mixed-use subdivision in the creation of a Public Improvement District.

Represent national aerospace corporation in various real estate and land use matters in Texas.

Represent developer in securing Public Improvement District and land use entitlements for a 365-acre residential community in Pilot Point, Texas.

Represented multiple property owners with due diligence review and transactional work for industrial, commercial, multi-family, and single family projects in Sherman, TX

Represented the owner on an approximately 700-acre tract located on both sides of the Dallas North Tollway in Celina, TX. This project includes transactional work, securing land use entitlements, planning and executing development strategies for the proper phasing of the master plan, and drafting restrictive covenants. Additionally, this engagement included drafting and negotiating development agreements in a manner that protects all phases of development.

Represented the seller in a land transaction on 55 acres located in the City of Fort Worth.

Represented the master developer of mixed-use developments anchored by Costco in McKinney, TX and Celina, TX. This project included negotiating Chapter 380 Development Agreements with the Cities for public infrastructure, including off-site improvements.

Represented the buyer in a transaction to purchase a mixed-use, master planned community on approximately 1,200 acres in the City of Gunter, TX. Subsequently, represented the buyer in developing a strategic subdivision and land use plan focused on maximizing value for investors. This project has two miles of frontage on the future Dallas North Tollway.

Represented national convenience store and fuel station brand on transactional, entitlement, and economic incentive matters in multiple locations within the Texas market.

Represented several property owners and developers of thousands of acres in the corporate limits of Gunter, TX and its ETJ, the vast majority of which are located in Municipal Utility Districts providing a funding vehicle for water, sewer, storm drainage and roadways.

Represented the developer of a 74-acre townhome and multi-family Planned Development District annexation and zoning request within the ETJ of City of McKinney, TX which proposed 600 multi-family dwelling units, 196 townhome units, and 18 acres of open space.
